About Us

Welcome to Villa Santa Cruz. We are a Resident owned community for people 55 years of age and older. The property covers 25 acres and includes 121 manufactured home sites and common areas, including a clubhouse, pool, spa, sauna, landscaped areas, and a fenced 10-spot RV yard.

  • The Villa Santa Cruz (VSC) Board of Directors, elected by the Shareholders, oversees the maintenance, operation, and financial aspects of Villa Santa Cruz Cooperative.
  • VSC has an agreement with Shoreline Property Management to assist in screening potential new Residents and help track the financial aspects of the Cooperative.
  • Both VSC Board of Directors and VSC Committees are groups of Resident volunteers working together to ensure VSC thrives, and is run in an efficient, safe and welcoming manner.
  • VSC employs three staff members including a part-time office manager who facilitates daily operations, a full time maintenance manager and a part time landscape assistant.
  • Our Cooperative is governed by the VSC’s Bylaws and Rules and Regulations (located in Documents & Policies).
  • VSC is also in compliance with the Davis-Sterling Act and the California State Housing and Community Development (HCD) regulations.
  • VSC is a sub-metered utility community, where the Cooperative maintains the gas, electrical and water lines for the entire community. Meters are read monthly by VSC maintenance staff and itemized on the monthly billing statement.
  • Follow the VSC’s Bylaws and Rules and Regulations, including policies concerning parking, the park’s 10 mph speed limit, pets, clubhouse use, pool use, etc. 
  • Insure Resident’s visitors, caregivers, and contractors/workers follow VSC Rules and Regulations.
  • Maintain their homes and landscaping, and participate in a yearly “walk around” to preserve the overall beauty of the park.
  • Obtain approval from the VSC Architectural Review Committee for any new home installation, exterior changes to the existing homes, or landscape, and if needed, obtain permits from HCD.
  • Practice “green” habits to help our environment by recycling, using environmentally safe products, etc.
  • Volunteer in the community to ensure VSC continues to be a lovely place to live
  • Every month, Shoreline Property Management provides a monthly statement to VSC Residents, and VSC Residents provide timely payments.
  • Included in the monthly statement is the following: Estimated Property Taxes, Monthly Assessment Fee (to support the operational and reserve expenses of the Cooperative), Utility Usage Fees for Gas, Electricity and Water
  • Included in the Monthly Assessment Fee is basic cable. If a Resident wants more than basic cable, or internet, they need to pay for that separately by contacting xfinity / Comcast. Free internet is available in the clubhouse.
  • Residents pay for their waste and recycling disposal separately.
